Market: Thailand

Property Opportunities in Thailand, Clearly Explained.

Apartments, villas, and long-term rental opportunities — from Bangkok to the coastal regions.

The Thailand property market

Thailand is a well-known international property market with a wide range of options — from urban apartments in Bangkok to villas on the coast. Foreign buyers face specific legal frameworks, for example for condominium units and land ownership. I help you find your way around the market; this does not replace a case-by-case legal review.

Buying and renting options

Apartments

Modern apartments in urban locations like Bangkok.

Villas

Standalone villas in coastal and resort regions such as Phuket.

Long-term rental

Long-term renting as an alternative or complement to buying.

Property management

On-the-ground management and upkeep handled by local partners.

Short-/mid-term rental

Selected short-term rental opportunities where legally and practically possible for the property.

Forms of ownership

Freehold and leasehold — what is possible

Depending on the country and project there are different forms of ownership. I show you which one is actually possible for a specific project.

Freehold (ownership)

You own the property without a time limit. In Thailand this is possible for foreigners for condominium units as long as the project's foreign quota (at most 49 % of the total area) is not used up. In Bali, freehold depends on the project and the legal structure.

Leasehold

You acquire the long-term right to use the land and the villa for a fixed term, for example 25 years plus an extension option. In Bali this is the common and legally clean form for foreign buyers; in Thailand leasehold is mainly used for villas (up to 30 years).

General information (as of 2026), not legal advice. What applies to your project is set out in the contract — always have it reviewed by an independent notary or lawyer.

What comes on top when buying in Thailand

  • Transfer fee: approx. 2 % of the official value
  • Specific business tax 3.3 % — or stamp duty 0.5 %, depending on how long the seller has owned it
  • Withholding tax: approx. 1 % (usually the seller)
  • For new builds: a one-off sinking fund (approx. 500–800 THB/m²) and ongoing common-area fees (approx. 40–80 THB/m² per month)

Typical guide values (as of 2026), depending on the project. Who pays which costs is set out in the purchase contract.

Questions about property in Thailand

Foreigners can, under certain conditions, own condominium units in Thailand; separate legal rules apply to land ownership. I clarify the relevant details in a personal conversation and recommend local legal advice as well.

It depends on your goal — personal use, rental or pure investment often lead to different recommendations. I discuss this with you individually.

Yes. In Thailand I work with selected project partners for apartments and villas. Details and availability are shared personally on request.

It depends heavily on the building, the region and local regulations. I check this property by property and don't offer blanket assurances.
