1. Scope and provider

The content of this website is for general information. It is not investment, legal, tax or other advice and not a binding offer to enter into a contract. Information about markets, properties and opportunities is provided without guarantee; availability, prices and feasibility depend on the specific property, on owners or providers, and on local regulations.

Property and rental projects abroad involve risks (including legal, tax, economic and currency risks). We make no return promises and give no guarantees. Please obtain independent legal and tax advice before any decision, including in the relevant country.

3. Enquiries and contracts

Forms on this website (enquiry, callback, contact, partner application) are non-binding. Submitting one creates no obligation for you or for us. A contract for services only comes into being through a separate written agreement setting out the services, fees and terms. We do not charge interested parties any fee for advice, selection or introduction of projects.

Compensation from project partners: we may receive compensation or a commission from project partners (e.g. developers or landlords) if a transaction succeeds, for example when someone we introduced buys or rents. We disclose this because it can influence our selection. Please always compare offers yourself and check them independently.

4. Partner applications

An application creates no entitlement to a partnership or to any compensation. Terms of a collaboration are agreed individually and in writing. Anyone promoting us or introducing contacts must comply with applicable law, in particular label advertising as such and make no misleading statements (e.g. about returns or availability).

5. Your responsibilities

• Information in forms must be truthful; you may only submit your own data or data with the consent of the person concerned.
• You must not misuse the website, e.g. through automated mass requests, attacks on our systems or introducing harmful content.

6. Copyright and trademarks

Texts, design, the Bolyki Property name and logo are protected. You may use them only within statutory exceptions (e.g. quotation) or with our prior written consent. Third-party photos are illustrative images subject to the licences named in the Imprint.

7. External links

The operators of external websites we link to are solely responsible for their content.

8. Availability and changes to the website

We aim for uninterrupted availability but cannot guarantee it. We may change or discontinue content and features at any time.

9. Liability

We are liable without limitation for intent and gross negligence, for injury to life, body or health, under the German Product Liability Act and for guarantees given. For slightly negligent breach of essential contractual obligations (obligations whose fulfilment is necessary for proper performance and on which you may regularly rely), liability is limited to foreseeable, typical damage. Otherwise, liability for slight negligence is excluded. Mandatory statutory liability rules remain unaffected.

10. Governing law

German law applies, excluding the UN Convention on Contracts for the International Sale of Goods. If you are a consumer, mandatory consumer protection rules of the country where you habitually reside remain unaffected. If the user is a merchant, a legal entity under public law or a special fund under public law, the place of jurisdiction is our registered seat.

11. Final provisions
