Rental opportunities
You Don't Have to Buy a Property Outright.
Besides classic property purchases, I also show you options around rental, operating models and property management in Bali and Thailand.
How these models work
Besides buying property outright, there are ways to enter rental or operating models with less capital — for example through professionally managed rental properties. Availability and implementation always depend on the location, the owner's consent and local regulations. I do not present any model as generally legal or feasible everywhere.
Possible models
Selected rental properties
Matching you with suitable properties for long-term or professionally managed rental.
Operating concepts
Concepts for the professional on-site operation of a property, together with local partners.
Property management
Ongoing management, maintenance, and guest care — together with local partners, where available.
Long-term rental
Long-term renting as a stable, predictable alternative.
Short-/mid-term rental
Short- to mid-term rental via platforms like Airbnb or Booking.com, where locally permitted.
Professional marketing
Visibility and booking optimisation through common rental platforms, where locally permitted.
Renting via Airbnb, Booking.com & co.
Booking through platforms
Short-term rental mostly runs through platforms such as Airbnb and Booking.com — with photos, pricing, calendar and guest communication.
Fees and costs
Depending on the model, platforms charge roughly 3 % to 15 % of revenue. On top come management, cleaning, running costs and taxes.
Permits and rules
Whether and how short-term rental is allowed depends on the country, zone and building — for condominiums in Thailand it is often restricted. I check this property by property.
Operations on the ground
Guest contact, cleaning and maintenance are usually handled by local partners or a property manager.
Example calculation
Run the numbers on renting — with your own assumptions
Move the sliders — everything else is already pre-filled with cautious example values. This is not a return forecast and not a promise.

Where the example values come from
Bali: cost structure follows the partner's public example calculation (Kalani: electricity, pool/garden, wifi, cleaning, management 15 %, tax 10 %). Deliberately more cautious: 60 % instead of 90 % occupancy and a 15 % platform fee (host-only model; with a split fee it can be much lower).
Example calculation, not a forecast and not investment, tax or legal advice. Actual prices, occupancy, costs and taxes differ and may be lower; time you use the property yourself reduces income. Not included: purchase costs, exchange rates, price development, vacancy beyond the seasons, sale proceeds. Ask a tax adviser about your situation.
